I have searched Google for some of the best tips, that I think would be super helpful when buying a home. I would definitely encourage you to do much more research on each of the following tips to make sure you are super prepared.  Of course everyone has a few new ideas and tips or tricks to learn so not every step may be right for you.
Tip 1 - Start Your Research Early - Gather all of your information using various sources to gain as much knowledge necessary to find the home that can best suit you.  You can try internet searching, or a local newspapers of the area you want to live in for starters.   Perhaps even calling real estate brokers like Rusty Tweed that can give you advice.

Tip 2 -  Determine How Much House You Can Afford - Things like moving expenses and other financial problems may get a little too hard to figure out, but with the help of an affordability calculator or through searching websites like Rusty Tweed you may find tools as well as advice to get you on the right path.

Tip 3 - Get Prequalified and Preapproved for credit for Your Mortgage -  It is important to know how much you can spend and so getting preapproved for a mortgage is a huge must.

Tip 4 - Find the Right Real Estate Agent -  You need to find someone you can trust and that will lea you to the perfect place, so do not be afraid to scout out the perfect one.

Tip 5 - Shop for Your Home and Make an Offer -  Not only should be looking for the home of your price comfort, but also your physical and mental comfort. Like while you are there chicking out the place take out a premade checklist of things that would be a red flag.

Tip 6 - Get a Home Inspection -  You preselected real estate agent should be helpful in arranging this for you and remember that this contingency protects you by giving you a chance to renegotiate your offer or withdraw it without penalty if the inspection reveals significant material damage.

Tip 7 - Work with a Mortgage Banker to Select Your Loan -  You are going to have a lot of questions when purchasing your home so possibly thinking of choosing lenders that have a good range of competitively priced loan programs.

Tip 8 - Have the Home Appraised - The appraisal will let all the parties involved know that you are paying a fair price for the home and a lender can help with that.

Tip 9 - Coordinate the Paperwork -  The lender is also super important when it comes to this step because they will arrange for a title company to handle all of the paperwork and make sure that the seller is the rightful owner of the house you are buying.

Tip 10 - Close the Sale -  when you finally reach closing you will sign all of the paperwork required to complete the purchase, including your loan documents.  It can take a couple of days for your loan to be funded after the paperwork is returned to the lender. Once the check is delivered to the seller, you are at the final step to being ready to move into the new home, but not everything is always going to work out in a perfect path and just remember to stay focused and keep trying.
